Building a house seems like a more efficient and logical solution, as this piece of property is a stable financial investment, it will stay in your family and, most importantly, it can be as comfortable as you can make it.

On the other hand, there are multiple pitfalls in steps to building a house most of us are not familiar with. That’s why this article will guide and teach you on how to build a house.

1. Get a land

The first thing is to find and get a plot of land you’re going to build your house on. You should consider the location and surroundings you want to build your house in, the type of soil your house will stand on, the price of the land and the reputation of the company that provides you with the land.

2. Make a building plan

It is important that you make a detailed and perfectly thought through plan of your future accommodation. The beauty of building your own house is that you get to model it from nothing plus you get to make the home of your dreams. Unfortunately, not all dreams can be put to life, that’s why you need a professional to look at your plans or to make them according to your directions. Hiring an architect, in this case, would be the wisest choice.

3. Make a bill of quantities(BOQ)

The BOQ is very important because it makes you know how much will be spend to make the house you want.  Furthermore to put together this bill you literally have to know, how to make a house, how much of each building material you need, how many workers of each specialty should you hire and how long will they work on their part. That’s why it would be better for you to hire someone who knows, how to make such calculations e.g a quantity surveyors.

If you need a rough estimation of prices before starting the whole process, you should know that the cost of building a duplex as of last year in Nigeria is about ₦12 million. Building a bungalow is obviously cheaper. The cost of building a bungalow in Nigeria (3 rooms) is around ₦10 million. The numbers, mentioned above, are the minimum costs, actual ones will depend on the piece of land, materials, and workers.

4. Hiring a supervisor (Civil Engineer)

Site supervisor is a person you will have the most contact with during the construction. He or she will make sure your plan is coming into life and will look after the construction. You should either hire the person with reputation, someone you can trust. It is very important that you hire a professional that will have your dream home become a reality.

5. Purchase the materials and hire workers

This part of your construction will require a lot of patience and skill. There are lots of different types of different building materials. However you will need to do a bit of research before buying them if you don’t want your house to fall apart. Hiring specialists is very important too. You cannot achieve your dream without someone who knows how to do it firsthand.
